The regulations came into force in January 2023. For fire doors they turn what was good practice into a stated duty, with a frequency attached and an expectation that you can show what you did.

Who the duties fall on

The responsible person: in most multi-occupied residential buildings, the organisation with control of the premises. The duty cannot be delegated to a contractor. It can only be discharged by carrying it out.

What the frequencies actually say

Quarterly checks of fire doors in communal areas, and best endeavours to check flat entrance doors annually, in relevant buildings. Requirements vary with building height and use, and other duties apply under the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act 2022.
